Problem: Extensive dry rot and termite damage led to an overall deteriorating complex and sub-standard building and safety codes.
Solution: Extensive waterproofing measures and replacement of structural components led to improved function, overall look, and home value.
Work Performed: Chimney Reconstruction, siding and trim replacement, incorporation of Flashing Details, Stringer Replacement, Complete landing and balcony reconstruction, fencing, structural improvements, arbors, improvements to car port structures, close collaboration with city engineers/inspectors
PETER COUTTS HOA

Construction Managers: Construction Performance Tech.
Problem: Evidence of dry rot and water damage led us to an investigation with construction managers and engineers to determine a solution and overall scope of work.
Solution: SVBG onsite project management and estimators worked closely with construction mangers and engineers to define repairs to complex. Once repairs were defined in a detailed scope of work, SVBG was able to perform renovations that benefited the complex by eliminating water intrusions.
Work Performed: Overall deck restoration, subfloor removal and re-install, waterproofing using Gaco Deck Coating System, shingle replacement, custom flashing design and installation, overall fencing replacement.
PARKVIEW GREEN HOA
Management Company: Massignham and Associates
Construction Managers: Community Management Services
Problem: Deterioration and dry rot of stringers due to improper construction and lack of flashing detail at rail post and stringer assembly.
Solution: Replaced stringers and improved the design by raising the stringer off the ground with a Simpson Bracket. Also, incorporated flashing detail as
specified..
Work Performed: Stringer Replacement, install new and improved bracketing system, new flashing details.
PINE FOREST HOA
Management Company: Access Association Services
Construction Managers: Construction Performance Tech.
Problem: Improved and retrofitted balconies due to improper waterproofing measures and poor construction methods.
Solution: Complete overhaul of balconies and their structural components. SVBG aided engineers and construction managers in developing a proper framing solution for the balconies as well as designing appropriate flashing techniques to ensure no future water damage.
Work Performed: Designed structural rebar cages for concrete footings, improved structural stability of balconies by installing new support piers, incorporated new stainless steel custom designed flashing throughout the complex, made use of col-joints to help with expansion and contraction of concrete footings.
THE WATERS HOA
Management Company: Cornerstone Community Management
Problem: Remove and replace entire pool deck, wrought iron fencing, as well as tennis court fence.
Solution: Separate pool deck from coping, break and haul away debris and install as requested.
Work Performed: Remove dirt and debris, installed rebar and base rock, poured concrete deck, custom welded new wrought iron fence and gate. Powder coated fencing and installed. Completed the install of chain link fencing around tennis court.
THE CHERRY APARTMENTS

Problem: PG-E enclosures in several areas were in need of an upgrade, sever deterioration in all cases. Original enclosures did not match the complex’s look and style.
Solution: SVBG was able to make all the necessary repairs and update the look and feel of the enclosures all while using the existing frame structure to help save cost.
Work Performed: Created new enclosures by replacing with new siding and trim, installing new doors, new mounting assembly, and new roof.
MIRIMAR PLAZA
Management Company: Community Management Services
Problem: Deteriorating balconies had raised various safety concerns and potential code violations. The siding and trim had dry rot and termite damage.
Solution: Bring the balconies up to code with various retrofitting techniques. Ensure proper drainage and waterproofing by installing new drains and flashing detail along new siding and trim. Installed new pickets for improved appearance.
Work Performed: Siding and Trim replacement, caulking, flashing, balcony repair and retrofitting, gutter and drainage install.
VILLA PERALTA HOA

THE WOODS APARTMENTS

Problem: Balconies in need of inspection, recommendations and repair.
Solution: SVBG conducted inspections of all balconies as requested by the Board of Directors and apartment managers. Inspected all balconies and made recommendations for repair or replacement needs of each balcony.
Work Performed: Inspection, structural retrofit, full replacement, ensure all new decks meet 2007 Universal Building Codes.
TAN PLAZA APARTMENTS
Management Company: The Tan Group
Problem: Partial pool deck replacement and expansion.
Solution: Separate pool deck from coping, break and haul away debris, install and tie into existing deck.
Work Performed: Remove dirt and debris, installed rebar and base rock, poured concrete deck, poured additional retaining wall and curb, created slope for drainage.
